Residential Kitchen $75,000 – $150,000:
This busy household of six have a lot going on a daily basis and the kitchen is the Grand Central on every morning and when all return back home every evening. Kids soccer, little league, book club and his golf gears all taking over the back hall and they are crying for help.
The old kitchen was located between family room separated by angle load bearing wall, back hallway entrance and kitchen. The back sunroom with bank of tall windows facing backyard was separated by bearing walls from kitchen. The traffic flew was awful and they all have been complaining about how dysfunctional the current space has been.
After several get together with our design staff, the consensus was to expand the kitchen into small and useless sunroom. Taking down bearing walls and inserting steel beams to make way for much larger kitchen. The back wall now is the home for a large professional range with removing the windows and installing couple casement window of each side. The electrical meter base and the back wall Hardie plank siding has to be all redone and meter relocated to achieve this task.
The middle bearing wall to family room was taken down and another beam inserted creating a seamless connection among the entire area, A double side stoned cover gas fireplace has created a cozy gathering space in midst of this space. The plumbing was relocated for main sink on the east wall and made room for lots of needed cabinet space. The pantry was configured and made space for a large 48” built in fridge.
The 7” wide exotic wood flooring was installed throughout the entire first floor and made a seamless connection. The stairs and railing were all modernized with rod iron spindles and new stained wood railings.
The back entrance closet was torn out and mudroom with bench/locker style seating taken over the wasted space. Double barn doors given a country yet stylish look to front entry separated from adjacent pantry.
The focal point of this kitchen is hammered beaded copper hood with full wall of glass tile surrounding it. a contrasting two islands have taken over the center of this kitchen given them lots of work space and gathering/ seating options.
The classic white shaker cabinetry, porcelain farm sink, pot filler, upscale professional appliances and carefully selected contrasting islands under mahogany custom-made wood counter top are just stunning.
This project with all these unique features and grand transformation of space is one for the books.
The openness, better traffic flow, much much larger kitchen, better lighting and enormous amount of storage has given this busy family a home that all can enjoy and attend their own way of living.
